Grayson County Title Company began in 1964, in thehistorical heart of Denison, Texas, where it proudly remains today—none other than Main Street. Our recently renovated, state-of-the-art, office provides our clients with an unmatched level of modern luxury accommodations. And, with over 50 years of combined title-industry experience, our team delivers unparalleled knowledge and
unprecedented service to our clients.
Since 2019, Texoma natives, Garrett and Jamie Riddels have owned and operated Grayson County Title after acquiring it from the late Ron Vest who devotedly carried out the legacy of his late mother, Jean Vest, founder of the company.
Garrett Riddels
After graduating from Oklahoma State in 2003 with his undergraduate degree in Ag-Business, Garrett attended Texas Weslyan University in Fort Worth where he earned his law degree in May of 2006 and Texas State Bar license in November of 2006.
Garrett’s law practice assists our clients as they are no longer required to seek out an outside attorney to prepare documents necessary for title transactions.
Whether document preparation or curative work, Garrett allows Grayson Title Company to be the “one-stop-shop” for all your title needs. Additionally, Garrett handles abstracting, preparation of title commitments, and serves as a “back-up” Escrow Officer when necessary.
Jamie Riddels
Jamie graduated from the University of North Texas in 2003 with her degree in Psychology. Her intense study and knowledge of human behavior, motivation, and function delivers an upper hand in organizational management, allowing for the premier recruitment of staff members, ultimately maximizing the well-being and performance of our team. Further, Jamie manages all the title policy preparation for the company.
Since 2019, Garrett and Jamie have expanded their team by more than doubling the number of staff members. Providing our team with an atmosphere greeted with kindness and respect is the prerequisite necessary to continue to fulfill Grayson County Title Company’s principal objective since 1964—providing our community with extraordinary service and exceptional closing experience.
Our Services
Abstracting
An Abstract of Title is the compilation of all documents affecting title to a specific piece of property. It reflects the title to that property, where title is used in the same sense as ownership, as well as other title rights, such as mortgage interest, leasehold interests, mineral rights, and easement rights.

Regardless whether you are the buyer or the seller the closing is often the most anticipated part of a real-estate transaction so don’t leave it to chance.
The Closing Process
A title company protects those involved in the transaction of buying or selling property—the buyer, seller, lender, real-estate professional—we ensure that all requirements for a seamless closing and clear title are met. Even if you are refinancing your existing mortgage, your financing provider typically requires you to seek out a title company very early in the process. The title company is one of the most important parties you will work with during your transaction. A title company offers three vital services:
1. Research the History of the Property Title
Also known as Abstracting, the title company begins researching the history of the property’s title. Once completed, a Commitment will be issued that displays all the past property owners as well as requirements and exceptions to transfer clear title to the property.
2. Coordinate the Closing Process
The title company also coordinates all facets of the closing. This include preparing the necessary title documents for closing, researching current payoff information, composing the Closing Disclosure Form (CDF) and/or ALTA Settlement Statement.
3. Issuance of the Title Insurance
The final service provided by the title company is the preparation of a title insurance policy for the lender and/or the buyer. The title insurance offers protection to the lender and/or buyer from financial liability should a dispute over ownership or a lien present itself in the future.
